It is refreshing to have a service company come out and complete an inspection, and suggest to start with the basics, and not suggest changes that cost thousands of dollars. Scott was very professional, very friendly and we were very satisfied with our service.
Replace both water heater flex line with stainless steel flex line, install brass piping to properly attach expansion tank, install a comfort pump with one bypass valve under master bath left hand sink, rebuild the main riser and install a 1 1/4 PRV ( current PRV is reduced down from 1 1/4 to 1 inch and then goes back to 1 1/4. Removed old prv and some copper piping, installed a new 1 1/4 inch prv and plumbed in the connection from main to the home. Removed the galvanized pipe for the expansion tank, installed a brass assembly and soldered on two copper mips with water flexes. Installed a comfort pump with electrical hooked up to an extension ord and the customer will have an electrician install a new outlet for the unit. Installed a bypass valve in the master bathroom upstairs, turned the water on and there were no leaks.
The part is a special order part from the factory. 7-15 days for shipping. 2 hrs to remove top panel and condenser fan. And then put it all back together

Unit number two customer stated that toilet was not flushing properly, that she had to hold handle down to flush. Onsite maintenance technician adjusted flapper chain. Toilet is working fine, no issues. No charge to customer for service today.
Performed annual Furnace tune up. Goodman split system attic. First time this season system has been turned on. 90% furnace making gurgling noise, till drain cup fills up. adjusted time on thermostat. Tested system. Changed both filters. 20-30-1 and 14-14-1. Also cleaned both return air filter grills. Black flex ducts sealed good shape in attic. Hot surface ignitor ok. Cleaned burners and flame sensor. Gas pressure ok. Blower ok, blower single capacitor firstname.lastname@example.org ok. Drainages ok at end, cup filled with condensation, and gurgling noise went away. Heated house up well, good temp splits at this time. Attic looks good.
We are going to be special ordering different parts that we can fabricate together and make an adapter that will go from one Manufacturer to another one to match the current color and style as close as possible. Returned with parts and they would not work, Chance will be out tomorrow.. installed the new shower handle and trim plate tested everything is working appropriately homeowner had to leave before I was able to take payment
Adjust trip levers for tub drain stoppers and fix leak from one tub diverter. Need to remove tub diverter and replace robust seals. Also need to remove tub trip levers to adjust so that tubs will hold water. Replaced o rings on tub spout diverter, diverter is working better but still leaks. Fixed leaks from shower heads in two bathrooms and removed Teflon tape from shower heads per customer request and checked for leaks. Customer is going to order push type tub stoppers to have installed and new tub spout diverter.

Performed furnace tune up Lincoln. 13 yr old Lennox split system attic with zoning. Access in laundry room upstairs. Found platform unit sits on dirty, cleaned off debris. Once platform was clear can see water marks on platform took picture. Tested system zoning, working for now. Tested system safety features. Unit is leaking air into the attic, loosing efficiency. Black flex ducts sealed and or taped. As I was testing the system and cycled it off, noticed the blower motor is making a rubbing noise as it slows down. Blower wheel and housing are running and housing has damage to it. See pictures. System was a time bomb. Could have failed at any time. Adjusted the squirrel cage so it doesnâ€™t contact the housing anymore. Hot surface ignitor ok. Gas pressure ok. Installed 5 new customer supplied nest e thermostats, set them up on one phone. Couldnâ€™t set up multiple accounts at this time. completed repairs, re-run the tstat wire on 3 new locations, replace 1 gas valve, replace and rerun power for 2 units all the way to the breaker box. Leaving one unit because of a failed heat exchanger, the other because it has been damaged. In the off position. Removed old mercury thermostat for disposal
Performed a whole home plumbing inspection as well as a water heater flush. Water pressure was a safe 55 psi, all fixtures seem to be in working order at this time. The kitchen faucet has had leaking issues in the past and he customer had parts ordered through Moen. Moen did not give the customer a new cartridge, i discussed with the customer that they needed a new cartridge. Discussing the issue for a bit I recommended a new Kholer pull down faucet and the customer greed with the work. Removed the old faucet and installed the new Kholer k780-VS and a chrome sink hole cap, test the faucet and it works perfectly. Customer had parts for her dishwasher, determined the parts and what it took to replace and decided to do the work. Removed the door and the old faulty soap dispenser, installed the new dispenser and tightened the door back on.
Customer stated that kitchen sink was not draining. Customer removed drain assembly under counter for access. Quoted customer to clear line and re assemble drain lines and test. Customer stated that quote was too high.

Roger exposed section of drain pipe for the back patio we ran jetted and cleared out thee muck. Line is flowing now recommend yearly maintenance. Or reroute line to 6 inch pvc line.
Customer Gabe requested an inspection and report of 4 individual roof top storm drain lines before having roof work done on Placerville Post office. Storm drains are located in he 4 outer most corners of building and are made of cast iron. 2 of the storm drains, drain directly onto street, 1 into garden area, and 1 into storm drain catch basin in post office parking lot. All 4 roof top drains have vents within 8 inches of drains that are not covered but raised above roof line approximately 1.5 inches. Vents and drains are clear at this time with minimal leaf debris contained inside. All drains appear to be in good condition with no separation or major scaling(rotting/rust). Camera inspection of 4 roof top storm drain lines. Customer requested report before having roof work done
